My responsibilities as your Designer

My Fees and other expenses - (I am not an engineer.  Even thought I've been designing homes for over a decade, I always have my plans reviewed and approved by a licensed Professional Engineer.)  Many states require this, Florida is one of them.

My design fees are fairly simple.  $45.00/hr.  The average 2 story colonial home will take about 35-45 hours ($1575.00 - $2025.00).  Time required will very on a number of different factors, such as how well you are prepared, changes, product research, permitting process.  I do require a 50% (of the estimated total) deposit.

Other factors to consider:  Permit fees, Engineering fees.   Engineering fees can run anywhere from $200 for small projects up to $1200 for entire houses.
